BEACONS

Bettering building users experience

Have you heard about ibeacons and the way they will change real-estate users experiences?. If not, be sure you will do it very soon.

Using this relatively new technology, some real-estate operators are starting to offer much better experiences to building users. They are improving their building value, and taking advantage from their competitors. At the end, everybody will copy them, but they will have the benefit of being “there” first.

Here I expose an introduction on what an ibeacon is, and on what can be done at real-estate industry using them, as it is the amazing opportunity of having a GPS that works indoor. And I will try to do it from the real-estate business point of view, not from the IT one.

First: an ibeacon is a small and cheap device. As small as a common car key, and as cheap as 15-90 $ each one. Its technology is only a year old. Is for that its use is not generalized yet. It is wireless and autonomous, with a small battery that lasts for two years.

What an ibeacon does?. Very simple. It only send a signal with a very short information on it, just saying “I´m the ibeacon number x”. The signal is sent using a new protocol, you will hear about a lot in the future, named bluetooth low-energy (BLE).

The signal sent by an ibeacon can be received in a circle of 10-30 meters from the ibeacon. And the very important thing is that almost all the new smartphones can read it.

The future of city´s size.

the future of cities size

I see a clear long term trend. As internet allows you to do everything from everywhere, there will be room for cities on the 1 million of inhabitants size, and for the ones on the 8-20 million. The first ones could offer almost every local service, and a good quality of life, and the second will have worse quality of life, but will be chosen by people looking for new opportunities, and by those who need a complete physical connection worldwide (a hub airport).

Existing cities out of these ranges need to find the way for becoming a hub, or face Detroit´s path.

R.E. uses to mean real-estate, but,
at present time, it should move to mean
“Roof & Environment”.

I´m convinced that post-internet world will be completely different than pre-internet one. And this will happen also at real-estate industry. Slowly, caused on the intrinsic characteristics of the RE industry (big investments for being depreciated at long life buildings), but firmly.

The key point is: who makes a decision for using exactly that sqm, where it is located, and just now?.
Short answer, in the past, to that question was: not the end user. And,… this is what will change now.
The trend is that end users of square meters will decide, ever changing, which one of them they use at any time. And, for making that decision, they will ask for ordinary real-estate characteristics, like having a ROOF for being protected from rain, air conditioning,… And, also, they will pay attention to having an appropriate ENVIRONMENT for what they want, or need, to do at any moment. Please, have in mind that, with the "environment" word, I don´t mean only ecology (important issue), but also the kind of intimacy, noise, beauty, charm, proximity to whatever, that end user wants each moment.

Crimson permanent assurance

Crimson permanent assurance (from Monty Python).
A real-estate future metaphor.

Now, the building is sailing

The great humour of the Monty Python gave us a metaphor on what the human will and effort can do for moving a building (real-estate) from the past to the adventure of the future, conquering new worlds.

You can remember it clicking here.

It´s a joke, and no one wants to end like at the movie. But it´s inspiring.

a bubble ready to
 burst

Also from the Monty Python (The Meaning of Life), we have another metaphor for the "bubble burst" we have experienced at real-estate business, caused by greed of tasting everything without paying attention to excesive acummulation of fat (credit). It makes the organism (companies) beeing unable to continue life that way,.. and it creates some unpleasant circumstances for the society close to them. Here you have the link

At real life, we need to understand why  have we experienced that burst, and what we do need to do for facing the future.

It is my opinion that both things have more to do with changes at the society, than with excesive leverage (which, being true, is not the central issue).

Internet, and concerns about environmental issues are changing the way people likes to do everything. And this includes the way they want to experience the city (both its public and private domains).
